Return Property Services is a highly regarded construction & refurbishment company contracted by corporate landlords, the great estates, asset managers, property managers, and consultants on a range of refurbishment, new build, and planned maintenance projects across London and the South East.

Due to continued growth, we are looking to appoint a Contracts Manager to join our team based in our office in Central London. The Contracts Manager will have full accountability for managing the day-to-day operations of their allocated projects, ensuring completion safely, on time, on budget, and to the required quality standard whilst complying with all relevant legislation and industry best practices. It is essential that you have prior experience in working with residential refurbishment projects (external/internal/full) on traditional, heritage, and modern buildings including terraces and blocks with contract values of £200k to £1m.

Reporting to the Managing Director, specific duties will include (but will not be limited to):

  • Planning programmes, monitoring progress, accommodating new instruction works, delivering within programme, updating as necessary, and sharing with relevant parties;

  • Working closely with Quantity Surveyors including procurement schedules and onboarding subcontractors and their scope of works;

  • Effectively delegate work and support the Site Foreman, regular and clear communication is essential;

  • Ensuring that an adequate workforce is available and utilised;

  • Reviewing and improving site management/site operative/subcontractor performance;

  • Client stakeholder communication, meetings, and effective management of expectations;

  • Regular detailed monitoring of project status and progress reporting;

  • Representing the company in client-side meetings, taking and distributing meeting minutes;

  • Ensuring quality standards are agreed upon, set, and met;

  • RFI’s issued and closed out: JCT contract knowledge and experience is vital;

  • Identifying variations & managing the process internally with the Quantity Surveyor;

  • Handover – completing and delivering successful project handovers to Clients including O&M;

  • Ensuring the project is delivered on time, on spec, to quality, safely and within agreed budget;

Required Qualifications and experience:

  • At least of ten years experience in a similar role is essential with at least five years working in London (or a similarly competitive construction market);

  • Experience working with residential refurbishment projects (external/internal/full) on traditional, heritage, and modern buildings including terraces and blocks with contract values of £200k to £1m;

  • MCIOB or MRICS with a construction-related degree or HND is desirable, but if you have a extensive and demonstrable on-site experience in a similar role we welcome your application;

  • Solid knowledge of scaffolding regulation, construction, inspection is required and candidates must be comfortable on scaffolding structures and working at height;

  • Good understanding of drawings, listed & heritage buildings, masonry works, ornate features, all roof types, façade cleaning;

  • SMSTS, CSCS, First Aid, Asbestos awareness is required;

  • A valid Driving Licence is required.

 Health & Safety Compliance:

  • Sound knowledge of CDM 2015;

  • Prepare Construction Phase Plan for each project and ensure it is implemented;

  • Ensure H&S policy and process of Return is followed & implemented on each project;

  • Each construction site complies with H&S requirements;

  • Ensure site manager delivers toolbox talks, record, and monitor;

  • Risk Assessment preparation;

  • Method Statement preparation;

  • Work with independent H&S inspector and scaffold inspector.

IT Skills/Communication:

  • Fluent in written and spoken English;

  • Experience in Microsoft Project, Office, and Google suite is desirable.
